I listened to a BP podcast back in the day (like Josh and Brandon days, I think) where the guest joined the HOA board to give himself control over rental policies.

Utilizing a realtor whom owns/manages properties in your desired market and can give you concrete real numbers is such much more valuable than running hypotheticals on AIRDNA.A lot of my successful Florida investors are purchasing performing properties in Pinellas county with @Josh Green. 

@Helen Kirk, @Josh Carr this was a tax lien that my company bought and foreclosed on.

Josh and Brandon brought different views and strengths to the show - Brandon was kind of the inspirational, "rah-rah" guy while Josh was the quintessential New Yorker, calling BS on things that needed to be called BS and bringing reality and humility to the show.

Josh,Well except for the 4 items you mentioned, then it's a walk in the park....

@Lenn Lin @Josh Norell is correct in that Fannie/Freddie do not REQUIRE that lien to be filed at closing....but we have seen a lot of lenders having issues with that since COVID hit.
