House hacking cash flow increases depending on how little space you can live in for a year (or more).I can't speak to Minneapolis inventory directly, but multi inventory is low in a lot of places.

With low inventory around the country, check the absorption rate in your town.

They are also buyer markets since there's an abundance of inventory.

The honest ones will tell you there is a ton of inventory and what you will need to invest to try to stand out enough to get huge occupancy and high nightly rates is going to be significant. 

Over the whole year we have had higher listings than the previous year (the last several years have had lower and lower inventory each year).

@Cameron Porter +95% of the land bank inventory is already picked over by the time it hits the public.The only people we know that have bought ALL went over budget and only the increasing market covered what would have been losses.So, proceed VERY carefully!

But yes, if airlines don't sell their inventory, they slash prices closer to a date. 

I'm always a buyer and always  seller, and have bought and sold over 1,000 properties for my own inventory.
