I’ve just been approved for up to 200k fha and have found a 2 unit home that I plan to househack.

I've just got to make sure both of those things are true. 

Perhaps I've just been lucky but one can always hope!

I should also point out I don't personally use David Robertson's spreadsheet...I've just seen it and it's very comprehensive to use as a starting point when you don't know what things you need to look for and consider. 

I've just started renting out a house I own which is paid off.

I've sold most of my crypto (although a few of my micro cap coins have such low trade volume that they're hard to sell for market value so I've just decided to keep them and hope the market bounces back).

Ive came across and even recently found properties that are selling for 60-150K and worth 100-180 K as is.

I'm 36 and I've just starter venturing into sustainable living with small houses..
