Based on my talk with a title agent, they said that as long as the NJ and US were served and included as defendants in the foreclosure proceedings, those inheritance/estate liens would be wiped out by the foreclosure process.

Can't you see that, because he's making most of his money from the seller, he's gonna try to defend the interests of the seller above that of the buyer?

I would be happy to defend this math to any loan officer who has sold a client a rate ending in .99.

I also read that a proper structure must be followed to defend future assets like trusts under LLC, etc, because there are many assets hunters going for your properties and looking to sue you. 

That's going to be a hard sell if you have to defend it in court (other than grass) IMO without good, detailed and dated pictures.
