This is negotiating business, you don't get what you deserve - you get what you negotiate.Somehow, I don't believe any agent is so stupid to reveal info to hurt their Client.

Title insurance should also reveal if the trustee has this ability.To clarify, if a trust names someone who is deceased as a beneficiary, the trust would then name someone else, or would name their estate (the reasons behind forming trusts in the first place would seem to indicate that it would be another person, since their are tax benefits and probate avoidance).

The old law stated that if a tenant didn't prevail in an eviction lawsuit within 60 days, their names get revealed and can be collected by tenant screening companies.The new law says that the names get reported only if the landlord wins within 60 days, or if the landlord wins after trial if longer than 60 days.

If you do this effectively and the the owner does not buy in, then the owner has something else that isn't bro revealed- perhaps down payment + default recovery of property.
