I hate full blown Landlord Software because I only have about 10 units and hate the fees...I am a big fan of the "Lite" Landlord Software and the only one for rent payment that can be 100% free for the landlord and the tenant WITH automatic late fees is apartments.comI actually did a whole video about this on my YouTube channel comparing the must have features of any rental collection tool!

You are disputing a condo agreement we do not have and we know nothing of your paint and vent beyond what you say.Regarding amending the lease, it can be a simple document you and your tenant sign stating that you are amending the term of the lease to be 2 years, and the tenant has an option to terminate the lease at 1 year.Regarding the bathroom, if it has a tub or shower and no other ventilation, I would go with the vent fan as the root cause.

The house has some great pros:• Newer 2000's home with renovations in the last 4 years• Renovations include: paint, lvp, toilets, vanity, ceiling lights/fans, roof and HVAC• Tenants look like they are up keeping the house decently.

I am also not a fan of 100% leverage with HELOC's etc, but your actual cost would be a lot lower with a HELOC.
