For my market under 1M you’re looking at local Commerical banks with 20-25 year amortizations and 5 year balloons rates of 4.75-5.75.

Call about to all the Commerical lenders, a few will say yes to totally out of state (most say no), but you only need one to say yes.

Does this affect commerical loan rates as well?

Seems to me the opportunity in the coming months/years is going to be more in the non owner occ commerical paper world.

I would assume it would be an installment loan such as a car loan or a home depot commerical loan?!
