The borrowers that I am working with are first time fin and flippers or first time getting a DSCR loan, some of them have ITIN status, work permit, and US citizens.

One of the units is occupied by a senior citizen so I already know there's nothing I can do with that one.

I don't foresee North Beach becoming a thing unless developers dump some of their own money in to it as the blinders that the economic affect it's going to have on the citizens are being lifted.

Kicking myself for not growing our portfolio sooner but better late than never I guess.Here's the thing - We don't live in the US, my husband is a US citizen but since he hasn't lived in the US for many years he has no credit history.Now comes the fun part - we are in a lot of debt where we live (like $115k in loans).

This veto demonstrates, again, that the city and its people are not that interested in bringing in things to attract citizens to move there. 

The US is much different in that sense. i’ve heard it’s pretty difficult to get loans at all if you are not a citizen, but you may be able to do hard money / private money or partner with a citizen? 

She wants to give me her house and move into a senior citizen home because she lives alone in her house in PA Philadelphia  and maintaining the house is to much for her.

I talked to several lenders and Citizens Bank had the best terms - 8.15% with no origination fees. 

But this will alienate legal citizens living in severe poverty.....Tough situation...could've been easily avoided.

@Nate P.Your profile hints that you are living abroad.If you are a US citizen - you want to make sure that the CPA you work with understands the foreign earned income exclusion(FEIE).If you purchase a property and are expecting valuable feedback on how that property will impact your tax return, you will need to provide a rough profit and loss projection(rental income and expenses) along with purchase price to have a conversation with your accountant so that they can provide you good feedback.
