Any special language in the rental agreemnt that I need to include to govern use of common areas, tenant conflicts, etc?

This is a new language for me, and repetition is bound to help all of this sink in.

@Michael EbelingI'd check the lease that the tenant signed to see if there is any language regarding these issues that provides grounds for eviction.

(This language does not obligate the tenant to communicate with me only by email - only states what method of communication I prefer, for non-emergencies.)

The city of Logan has information for short term rentals and require a business license and having a few other things, but all of the language sounds like if it is not her primary residence.  

Join your local investment club; there you will find folks that speak the same language. 

I applied for a DSCR loan and the terms include vague language indicating they may be a penalty if paying the loan early.

Former would be permanent while the latter could be temporary (as long as the barn or fences exist, for example) if desired.The surveyor you just hired can help with the language required for either.
