Hard to tell from here, but your prices seem very high, although I do understand that "emergency" service during the high heat season will cost dearly...As LL, appliances, including HVAC that you have provided in working order, you need to repair or replace as needed unless local law AND your Rental Agreement state otherwise, obvious misuse/abuse excepted.

Furnace was 30 years old and there were cracks in the heat exchanger.

Maybe not an issue if you aren't sensitive to smells, but I am, and I hate smelling when they heat up their chinese takeout, and I'm sure they hate smelling when I cook fish! 

The insurance company needs proof that the heating was turned on when the pipe burst, or else we are out the $10k. 

So I bought a 100+ year old duplex in Ohio and I'm trying to switch out it's heat only option for central HVAC.

No heat, Water Issue, Etc.

Start with anyone who has been on the market for at least 60 days as these home owners are starting to feel the heat and are probably motivated to sell. 

We just added some large property updates this year (heated/chilled pool, fire pit, extensive landscaping) so I am trying to get a revenue projection for 2025 given all of the updates. 

It makes sense to keep A/C on for showings in the summer heat of Dallas, but they could turn it up to 80 degrees.
