I only say appear because I hope the IRS makes it abundantly clear with its updated guidelines due any day now but agree that we should all assume as much until then.

@Michael Trabert Not sure how abundant MFs in areas you are interested in investing/living in but for me, the MFs that come up where I'd want to live/invest are rare and even rarer at a decent price so it's slim picking regardless of how many units.

I am looking for duplexes in the 100-200k range in a good neighborhood that will produce an abundant pool of responsible, trustworthy, and creditworthy tenants.

As a side note out if an abundance of caution we try when possible to identify a back up using a dst just in case it all goes wrong.
