The notion of a contractor handling the property management in the end is attractive to me as, (in my mind) they will be motivated to get the work done quickly without cutting corners if there is a rental to handle in the end.While there, I met with 2 other contractors.

I would generally discount the notion that 'duplexes are better than SFH' unless you wanted to house hack or the agent justified her opinion with some data for your market.

Plus I hate the notion of selling one over-priced asset just to turn around and buy another overpriced asset given I have no faith in my ability to select counter cyclical asset classes.If I had a shaker operation or I was just sick and tired of the landlord process (even as passive as mine is) I might feel a bit different.

(A healthy read on that notion is Ray Dalio's Work and Life Principles - most of his life he has been looking to predict the future of markets, commodities and economies and he failed a few times on a massive scale; one of his key messages: being radically open minded and discussing a topic with someone who has polar opposite views and trying to understand their rational is the single best way to test your assumtions.)Hate to say it but BP is contributing to this problem: it makes me almost angry every time I see a new blog with a catchy title, such as: "512% profit on my first deal!"
