If the tenants pay rent on time, communication is good, and the property isn't torn up offer the MTM rent and keep the boat sailing. 

Hello, I was just reading your response to this post as I am in the exact same boat! 

I’m in the same boat we had a tenant break lease about 3 weeks ago now it’s been a little difficult to find renters.

I’m currently trying to decide between two 3 bedroom units (one is roof top with gulf views and boat slip, other is ground floor with direct access to pool and big patio) , or a one bedroom in the same building that’s also roof top with gulf views (I believe sandpiper).

I know many buyers will go with the flow and not object, but I'm especially curious about the experienced investors and people who aren't afraid to rock the boat to save some money.

And as you said there's a boat load of STRs in Riverside/Avondale/Murray Hill.

Everyone in the audience was far to enthusiastic, I began to wonder how many of us were actually being pitched to and how many were planted in the audience to make the rest of us feel like we were missing the boat.  30 minutes was enough.
