FHA option has a lower down payment but I'll warn you that not many sellers even want an FHA offer in my experience.

Be warned that Lake Shore is still on septic in many parts of it, so there are septic tanks.

I just feel I should go out of my way to warn others about this company's unethical sales tactics.

Typically, any "trouble" tenants, I would simply not renew with a lot of warning.  

A good developer will guide you through all the required steps and will warn you from the pitfalls along the way.

I'd imagine this falls into the "normal wear and tear" category but I just don't know how you measure or prove it and how much tangible evidence I need to have ready showing that I've warned them repeatedly.  

Not knocking your market, just giving you a warning that the market you pick will dictate how quickly you get your money back after putting it in.
