I've only owned a couple sfh am middle-aged and not sure I agree with flipping sfh at this point to create wealth, time freedom and passive income so I have been reading and there seems to be a lot of talk with multi-families and more specifically apartment investing.

My beginning mentors were two RE investor friends who did become retire early from W2 jobs by the age of 40 but they bought their properties in 2014 and going back to the late 1990s.

I am always blown away with sticker shock whenever faced with today's prices so it is partly because of my age.

There's not one right answer for everyone since we all have different financial situations, different ages, timelines, family situations, risk tolerances etc..  

I have already discussed with the DA's office and their Anti Corruption Department will be handling it. 

Remember to always budget 10-25% (depending on age/condition) extra as a buffer.

It's like they built their platform in the Bronze Age and its been held together with duct tape ever since. 

I am not saying that to brag, the reason I say it is we all wish we could get into real estate at a younger age - but we are all different and depending on your level of risk, sometimes being patient is not a bad thing as its a marathon not a sprint.
