My lease states that the leassee is responsible for all guests, so mostly I use that, but essentially yes add to lease or have them officially sublet from the main tenant and send me a copy of the sublease. 

As my business partner and I scale, we are talking about purchasing an office building in the city, so that if one of us ever leaves our full-time jobs we'll be able to take over the property management and have an official office presence in the city to satisfy the requirement.

So sorry it took so long dad but I am now officially a real estate investor. 

There's also growing regulation risk for the investor, thanks to the hospitality lobby convincing local Karens and pearl clutching city officials that short term rentals are nothing but drunk college kids and constant crime. 

During the presentation I had answered many questions correctly and I am guessing that let them know that I knew what I was talking about ( Thanks to Bigger Pockets) Needless to say not one of the officials approached me and they made effort to stay clear when I was lurking to ask questions.

If the property is located in an official urban redevelopment or urban renewal district, you can recover the value of ALL improvements, not just repairs.  

Too many elected officials on both sides of the aisle are deeply invested in real estate.
