Hello Audrey, I am a new investor in PG County.

I'm wrapping up a rehab in southern MD now and will be looking at PG or Bmore next.

A lot more complex than comping simple, say, 1200SQFT ramblers in PG County.I've completed about 45 flips now since I started in the DC area but only done 3 so far in DC- and all of those were this year.  

You can also still find deals in PG and Ann Arundle Counties but they're just not in the MLS.

Should be a great meeting.I am also a Private Lender in the DMV and have done a few properties in PG county/southern MD. 

@David Begley   if the CF wants hard money rates they will have a hard time with these underwriting critera vis a vi rates and terms... these would be akin to A paper or bank deals and as such 1 point and 6% is what I would expect to pay or less.In Oregon if we can get 90% of cost for new construction  including land and improvements. 1 point 5 to 6%  and of course a PG
