You don't have to use each card all of the time - just twice per year will keep them active (maybe lunch on your birthday and a tank of gasoline some other time during the year). 

If I had 12 months I would look at new construction/addition/ small development, with 6 month rehab less then 30 days Avg DOM, and 45 days to close.When I partner with my private lenders I ask them for a calendar year plan, If they have a big move planned like yours, a big event like a wedding or retirement, birthdays and/or anniversaries.

More negotiation we finally came to terms.4/20 - Also my wife birthday; I got her what I hope to be the start of our financial freedom.

I didn't go to the beach last year, I didn't go to any wineries, I missed out of birthday parties,  sleeping in is merely a dream.. it's a lot of sacrifices.Definitely agree with Kyle-- house hacking a fourplex is the smartest,easiest and fastest way to get there!! 

We give a birthday card and $5 Starbucks cards with tenants birthdays (from the application) and a $15-20 Subway card at Christmastime.  

You start tapping into event crowds, reunions, business travel, weddings, birthdays, holidays, etc. 

Would love to divorce the corporate world on my 50th birthday. :-) Why do you ask?
