Hi,New to the STR arena and hoping some seasoned folks can shed light as to some creative ways to rent out my Temecula property during the winter months.

How to you properly charge the tenants seasonal usage (high in winter/low in summer) and when there's not equal gas appliances between the units? 

It has skiing in winter, hiking in spring, there's a few resorts up there as well. 

With that said, my goal with advance booking is to bring-in a decent amount of revenue during the offseason (winter), but don't want to scare anyone away with a large initial deposit, and of course I'd like to discourage cancellations.  

It's way too hot for hiking in the summer, and ugly in the winter once all the green is gone.

They take care of plowing of snow in the winter, and we care for the landscaping.   

I am also open to a longer rental as long as I could use this place for 1-2 months as a second home (summer or winter break). 

When we wholesale in Denver metro its usually 78-80% ARV, we would only go lower if it was a slightly riskier deal (no good comps, stigmatized area, layout that might not make sense, house will be listed in the winter).Having said that our flippers are still having success with those number because of how hot the Denver area is. 

I don't want to leave a lot of money on the table, but I also don't want to still be holding this when Winter rolls around.
