Influx of Younger, Wealthier Residents Transforms U.S.

I am not aware of any other city that has gone through a more positive transformation .

For them, this is part of the fundamental transformation of America.

I can only speak to properties in Minneapolis since that's where all of my properties and have done a lot of creative things to transform/ repurpose properties. 

There is nothing more rewarding than seeing an old property transform into a beautiful rental.

You definitely transformed a mediocre rental to super flip. 

The new tax law made it so that the gain on the sale of personal property can no longer be deferred through a 1031 exchange (1031s can now only be used for real property).Likewise, the new tax law made cost segregation studies far more valuable in the short-term by increasing bonus depreciation from 50% to 100% on property with a useful life of less than 20 years.However, in essence what cost segregation studies do is transform a portion of real property into personal property. 

Directly south of downtown and I bet it transforms the most out of any hood over the next 5 years.

When you mention that weddings are a 'need' rather than a want (and I recognize that it may be more of a need than want in certain families), I am uncertain how you will transform your motivation to actual hustling in your current mindset.
