If it's vacant, that last option won't work.

I have seen what Hemlane offers and it seems like a great tool to use but like to know if better options are out there. 

@Kasondra Milton- hi there ...thanks ...Raised in the fairport area ...live on west coast now ..last summer I had to return to Roch area to help with a family illness  situation ...I stayed in a AIRBNB that was close to Strong hospital for 3 weeks ...in my search for places - I must say I was surprised at the lack of options ( at least at that time ) ...that being said - I agree with your comment about the fact that Greater  Roch  likely  wont  attract a large amount of renters consitently  ( outskirts  like  finger lakes are a diff story ) - thanks and good luck

There are good QI's that will help you navigate the options.   

A Solo 401k which is exempt from UBIT on leveraged real estate may be a better option if you have legitimate self employment activity. 

They will shop the available options for you and present you the best options while pointing out where the policies differ from each other.

With regard to the fees that is much less expensive than a Delaware Statutory Trust where fees can be upwards of 20% which is totally unacceptable unless you have absolutely no other options. 

Optionally, use an irrevocable trust for added estate planning benefits, though it limits control.

The engineer can help with this estimate, but local contractors are the top source for getting this info. 

There is a huge shortage of long term housing on Maui and rents are definitely not going down so at worst case you would still have this option.
