I would leave it vacant and have a 60 kick clause on any upcoming leases you sign so that gives buyers more opportunities in the building. 

Don't post notices, hand them to the tenants and get them to sign a copy stating that they received it and when.  

I am not familiar with who you are working with but always recommend vetting any company deeply before signing and paying -- those companies tend to have a lot of overhead they need to pay - out of your bottom line.

And then meet the trucks on delivery day and take responsibility for counting, measuring, signing for the materials?

I'd also offer that the willingness to invest in an industry-standard (albeit not cheap) software like Voyager is the sign of a high-quality property management company.
