That's a screaming interest rate. 

For me to buy in Urbana it would need to be a screaming good deal, or a house hack/similar. 

It doesn’t scream red flags.

You'll kick and scream for a couple days because it's insane that you will have lost money on this deal.

The one inch difference in the wall will not stand out as much as a large pier which to me just screams foundation issue.

Not a screaming deal but after tenants pay rent we definitely pay less towards our mortgage than had we moved into a rental.
