I am becoming very frustrated with my investor as I continually send good flips her way with excel spreadsheets to back up repair estimates (we own a remodeling company so we are pretty good at figuring it out) as well as CMA's that back up my ARV because I am a licensed agent with access to the MLS. 

If you can help me out I’d be happy to mail you a gift card or help you some other way if I can, in appreciation of your time.Over the past 8 or 9 years I’ve acquired a handful of rentals in Seattle suburbs and south of Seattle but I’m currently setting up my first rental inside Seattle limits, the remodel will be done in a week or two.  

Remodeled Kitchen, Bath, bedrooms, basement, updated electric, plumbing and HVAC.

We have high credit card debt, because we've put a lot of money into remodeling and updating and a lot of it wound up being financed. 

I should have brought more capital to the table and just did a complete remodel of the units and appliances. 

Remodel tthe bathrooms, upgraded kitchen, added new walls and carpet What was the outcome?

Now I finally have fully rented and both units remodeled.

I am thinking maybe getting something on the cheaper side and remodel it, (although I have zero experience in doing that and I don’t think the bank will give me extra money to do the remodeling).

My family did home remodels when I was 8 and I can say from personal experience, kids LOVE smashing walls with hammers.

My managing broker and I are floored, as the numbers are telling us this could be the most lucrative flip yet.My question for you all is this: On the previous 3, because she has been the one to procure the deal, purchase the deal, and then resell the remodeled home, I have been paid on an hourly basis to manage/work on the properties.
