I want to pick your brains about some highly profitable investing strategies, pitfalls that may arise investing into this market and any advice or experiences you would like to share.

In my experience if you have three people picking a color you will have at least two different opinions.

Break the lease and leave the LL with the pieces to pick up? 

I don’t have my second property picked out yet but will work with a turnkey provider once I have the funds.  

When I speak to the first agent I really do not know anything about the market but I pick up some things on the first call.

I always recommend picking up a house hack as your first investment. 

Pick a market not just by the numbers but by the people you're in it with.

in many markets you have to go OFFmarket to find the deals that cashflow. the MLS can be picked-over. this is obviously more work. there are markets that cashflow just fine even the picked-over properties. single-family is also USUALLY going to cashflow way less per unit vs multi, with LTRs. 

I continue to call the general customer service line, but the person that picked up the call was so useless.
