To avoid that nightmare ideally you should name a sibling or another 'qualified person' as the managing member of the LLC (not yourself).

So if I understand you correctly, you value that person as a contractor instead of a partner, is that correct?

Whether a company is reputable according to their internet persona doesn't absolve you of the final responsibility of understanding your numbers and risk.

It's great every week to hear about another story and person, as they are all unique. 

That is so when a lawyer does a title search on the property, it is clear why there was a deed into Person A, and then suddenly there are deeds out of People X, Y & Z, but no explanation as to how People X, Y and Z got on the title.

That could be an in with you as the hard-working valuable person a seller or the neighbor takes a liking to and eventually goes with to sell. 

From my understanding, a judgment is attached to a person, a lien is attached to property. 

If the seller is a private person a deposit can be accepted.
