Note investors who think learning from people who scam others out of millions is a good idea and a way to have a good reputation in the space. 

Localize City (Homebuyers and investors who want a deeper understanding of neighborhood dynamics and potential risks)  AGAIN, ALL BS, I can show you neighborhoods that you will run away from if you sit online and  " learn" 8.

If I were you, I would purchase a duplex or triplex if you're able and make sure you learn the local tenant/landlord laws inside and out or hire an experienced property manger.

Why don't you do a LOT more research here on BP, via articles, books and podcasts, then apply what you've learned and then ask clarifying questions on the forums?

Anyway, lesson is learned.
