in my opinion, if you've had plenty of people look, and it hasn't rented, then the rent is too high...maybe give concessions, or offer a discounted rent for the first few months...other than that, your only option is to wait ..personally i'd rather reduce the rent for a few months and lose a few hundred bucks, then lose another month to vacancy, plus have the house empty and vulnerable to theft and vandalism

For IRS purposes, there is a Real Estate Professional status, so, maybe that was what LegalZoom was referring to.However, there is no tax benefit to be gained by having an LLC, so you may want to rethink whether you really need a business entity for just one rental property.Most rental property owners with circumstances identical to yours don't really need a business entity until their net worth is in the high seven figures.
