The report is as good as the answers you provide to their questions.The risk is that you answer a question incorrectly which generates an incorrect report.I would have a discussion with your CPA to determine what the land basis is(required to start the cost segregation).I would also have your home inspection / appraisal on hand to answer the questions more thoroughly.

This is largely because I can typically get higher rents in B and A-class neighborhoods without relying on Section 8.I’d recommend focusing your search on C and C+ neighborhoods, for both multi-family and single-family homes with more than three bedrooms.

Pro tip--make sure your exhaust fan in the bathroom is vented to the atmosphere--meaning out to the outside.....go out the roof or out the side of the unit or secured to an opening in a soffit vent grille off the house.
