You think changing interior design, pictures, layout, etc would change STR success?

I do not have this in my rental but its something that my wife and I have earmarked as a must have feature of the future carriage house we are building on our current lot, (long in the future dreams). 

There are designers who focus on ADU layout, drafters who just draw ADU plans, and contractors who just pump out garage conversions.

We are working with a designer and project manager out of state to setup a STR for a property we just bought. 

Yes I do adjust my min stay based on how far out the booking occurs, this is a feature in PL. 

I think not.But a golf cart with less safety features, uncapable of traveling speed limits on roads, no doors, children often traveling without car seats or boosters (that people spend hundreds of dollars on to keep their kids safe in the car), kids/teens/drunks driving illegally, etc.It's providing a vehicle for use, even if it is a "golf cart."

I would reach out to a broker, or use the find a lender feature if you do not have one. 

The problem is not only that existing tenants suffer, but that local government will be pressured to pass legislation that will be extreme and engulf well run parks into spending unnecessary expense and complying with rules designed to provide residents with services they don’t want.  

Nick,I recommend "Certified Tax Coaches" and "Certified Tax Planners".Do an internet search for those designations "near me".They have tax-saving strategies that most tax preparers have never even heard of.PLUS they specialize in real estate.Good Luck!
