They just talk and deflect and kick the can down the road with "we will for sure take care of this for you, I am here to help" before ultimately saying "there is nothing we can do about this".The funniest part of the VRBO support is the online chat, where they intentionally try to get you to time out of the chat.

If I was in this situation, knowing only what I know from these posts, I'd rather have the properties in Jasper/Dubois County than Indy/Marion County even though the Indy market has more jobs (i think) and can support higher rent (in some areas).

Some are forgivable at a rate of 20% per year and after 5 years they dont have to worry...Others take 15 or 20 years before it becomes 100% forgivable.Some are not forgivable at all...With this deal I would be less concerned with equity that exists and more concerned with the amount of that equity can the "Moderate To Low Income" of a Habitat Homeowner support in loan format.I am almost certain that its possible but your going to want to know the terms of the DPA/ Grant so you're aware of the actual cost and you have to see what the DTI looks like to see if it will fit what theyre looking for.

Bottom line just like in construction or renovated properties the only way you will get a" great deal" is if when they aquire the property, it was at a low price that way you can put more money in to the renovations and still be within the ARV that the area supports.
