I'd need an LLC, I assume, but when you compare what they earn on say $3K in a savings account, to what they would get if I can put together a deal that nets at least a couple hundred a door?

If it's a long term buy and hold it's not a huge deal as long as it produces enough cash flow to be worth it.I would pay a couple hundred dollars for a structural engineering report and take a reputable mason to evaluate it as well.

I did pretty much all the work myself and did kitchen cabinets repainting and added finishes, added subway tiles to the front wall and back splash, added laminate through out the house, painted, and fixed up the yard and cleaned the privacy fence and painted the outside trim of the house and so on.

This creates two challenges for me:1) I'd like to do moderate to significant renovations on the units, and my business partner plans on owner-occupying one of the units, so we would need to permanently vacate one or, depending on the property, even all of the units. 2) In order to make the numbers work I'd need to dramatically increase rents (by several hundred dollars/month) to bring them up to market levels.

It isn't difficult to find a hundred lenders who will handle a refinance or a HELOC with a simple Google search.

This may not be obscure knowledge, but it blew my mind when a kitchen retailer gave me this tip yesterday: When rehabbing a kitchen, don't replace the cabinet boxes unless they are in bad shape (or you're using a natural wood finish that you won't be able to color match).

I currently have a SFR that I house hack and can easily throw in another few hundred a month extra towards the principal.How fast would this accelerate the amortization and are there any benefits to it?
