I drive a Mini Cooper convertible and just love it :)If you get a decent deal on a used one, you can probably sell it when you're done for not much less than you paid for it.

If you want $45K/unit and everything sells for $100K/unit min, I wouldn't spend time with you. 

I have rehabbed units with granite counter-tops, all new luxury cabinets, quartz bath enclosures, stainless appliances design faucets, new wire closet shelf, nice 2" faux wood blinds instead of the mini blinds, new 18" porcelain tile 5" baseboard instead of the 80's 2" crap etc. etc. etc.

A parked car was stolen, assault with a deadly weapon (non-firearm), and somebody shoplifted from the local grocery store.Plus, if you take a look at the street view, although the neighborhood is crowded (looks like a mini-development of multiple fourplexes) none of the cars are beat up or junkers... there's no drug dealers walking the streets or standing on the corner, and the grass is green and well taken care of: I promise you there are areas WAAAAAY worse in Sacramento.

If you're building new units, use mini-splits for heating/cooling. 

Tanks is aboutthe size of a mini fridge lol.

I may even switch things up & go with the mini van that exploded in one of my garages.
