while its a gamble to count on appreciation it makes little or no sense to me to deliberately invest some place that has a slim chance at best to appreciate. 

But, this of course is another gamble.

To me it seems you're speculating or just plain gambling on the market.  

I even heard a story once where a bank "managing" someone's 1031 funds gambled the funds away in the stock market, and the guy lost all of it.

I have to say though, investing with a big expectation on property appreciation is a gamble!

Solid deal, but was a good price since it was sight unseen re: the inside and thus a bit of a gamble.
