If you show to be very strong financially then chance of me foreclosing on you are slim and I would at least want to earn my 12% or whatever interest I would be charging.

But you all have helped me gain some perspective, thank you.Most of you seem to think that, even if I were to get a judgment against the tenant for reimbursement of damages (beyond the amount of the security deposit), the chance of me actually getting that above-and-beyond amount are slim.

You really need to add capex and vacancy rate into the equation, unless nothing ever goes wrong with the property and never has a vacancy (chances of that are slim to none).

@Jessey Kwong yes, when I buy a property, I claim everything that comes with it. not sure if this is correct..but I dont really care. the odds of an issue arising are slim to none, and if it does I will deal with it then.
