It seemed slim Pickens in our area for multiplexes, just by my little experience thus far.

If you show to be very strong financially then chance of me foreclosing on you are slim and I would at least want to earn my 12% or whatever interest I would be charging. 

But you all have helped me gain some perspective, thank you.Most of you seem to think that, even if I were to get a judgment against the tenant for reimbursement of damages (beyond the amount of the security deposit), the chance of me actually getting that above-and-beyond amount are slim.

You really need to add capex and vacancy rate into the equation, unless nothing ever goes wrong with the property and never has a vacancy (chances of that are slim to none).

What's everyone's thoughts about this slim Pickens with single family houses here in Phoenix ?

The luck i've had with getting serious investors behind me to fund my own deals has so far been slim to none and I figured it would be a good learning experience to get in with someone that does it full time that can teach me the ropes.

Very slim chance i lose money, at worst i break even and sell for 510k or move into the house.

@Jessey Kwong yes, when I buy a property, I claim everything that comes with it. not sure if this is correct..but I dont really care. the odds of an issue arising are slim to none, and if it does I will deal with it then.

There is a very slim chance I will actually live there, but the possibility of being able to makes me want to take on this deal myself.
