Most multi doesn't cashflow well, especially older with elevators, it's really low profit- much of the capital gains is in the speculative selling and principal paydown if any during the multi year hold. long analysis short- if caprate doesnt hit your predefined parms (IRR targets), walk- that takes less than 10mins with a model. maybe another 30 for DD on the phone to get real rental comps tops.
