Interest rates were 18-21% on cards and not much better for conventional mortgages.Let's give the promoter the benefit of the doubt and assume that it's a legitimate offer.

That´s without spending a penny on google adwords - it´s all organic.I think this type of product works best for people that promote real estate in big cities and/or large areas with lots of buyers.

However you will need to put a down payment (some credit cards give promotional offers for like a year), and you will pay a very high interest rate, like 12-15% with 3-5 points.

I had a small promotion at my job but, that wasn't going to help me reach my goals.

This is was the reason I was curious about Capital Rehab since they indicated in the promotional website that they had solid Private lenders, not sure anymore after reading these posting.

My property will be the 4th as there is one unit currently vacant but current landlord hasn't done any marketing to promote his property as it is pretty run down at this point. 2 large Manufacturing Plants just moved to the area and there has been an increase in the population by almost 5% with a predicted increase up to 20% in the next 5 years. 

This is very rare--more often than not someone wants to enter or exit the investment, or the sponsor wants to get paid their promote so the 1031 can't happen. 

As a syndicator, you may also be referred to as a sponsor of the deal (maybe also promoter or issuer).
