With that being said some of you who talk about putting in a bunch of offers at 50% are wasting your time and the agents time and if I were the agent i'd tell you to either pound sand or pay me for my time until we got a deal if you really think anyone is going to take 50% of what they were asking.To get deals I believe it's key to 1) establish credibility with whomever you want to work with.

If the items have little or no value (i.e. a 1994 17" television that weighs 70 pounds or a large chest of drawers from the 70's that's missing two handles and a drawer) then you can dispose of them as you see fit.

Instead of going by breed, you could restrict by size and age, say nothing under a year of age, or over 30 pounds.

I have gotten close a few times to buying vacation properties as recently as May 2018 where I was in the offering stages of a property in Myrtle Beach, SC but backed out because they restricted dogs over 30 pounds and mine is a very large great pyrenese.But I'm a huge financial/spreadsheet nerd and think we need one for vacation STRs so if you don't get any help with this send me a pm and I'll build one for you.
