From my experience, to succeed in multifamily investing, focus on networking through local meetups, online forums, and professional connections, leveraging your CPA skills to analyze deals and optimize deductions.

Over the years I've noticed that it's very helpful to simply go visit in person your city of interest to get a better understanding of the market and the people that live there. 

I would encourage you to look outside of Austin since going there shouldn't be too difficult if you need to do something in person, you can even drive some of the areas yourself and do your own evaluation of it. 

I contacted that agency this week online & got a response they are not writing commercial properties now. 

I haven’t personally homesteaded yet due to how disgusting the place was and all the work/money that’s needed to be put into it to get it livable. 

So here is what I do:1 - Get buyer criteria for what they are looking for (exact criteria)2 - Go source that criteria using data provider3 - Scrub the list and plan a marketing campaign around it (i.e) > Direct Mail > Cold Call > SMS > Online Ads > Social Media, etc4 - Once I get inbound leads coming in.

I think a big missing piece from the puzzle is where are you at personally with your income. 

We tell them to sign in with their personal account information and all is good.

You may also want to ask when a member must be a guarantor of the loan, if a hard or soft credit inquiry is done, and if the loan reports to personal credit.cheers!
