This is a great place to learn and to connect with people so take advantage of all the great resources.

Since you know who you want to serve, try to tailor your listing to make it easy for them to say, "yes".General advice: MTRs are attactive to a lot of people because of the increased cash flow, but it's the appreciation over time that really generates wealth in real estate.

A lot of seller finance asks are from people who have no money or credit so horrendous no one would give them a loan.

Sometimes people look at the cash flow in year 1 or 2 and question why anyone would invest in real estate.   

In my experience, most people are better off just trying to sell their portfolio and buy a larger asset.

I have asked where else are people finding deals like this and unfortunately I dint have any answers yet.. we shall see.

Many people hire an inspector.

If your serious about it you should join facebook groups, go to real estate networking events, connect with people who are doing it and ask them questions.

Rather than hire as many sales people to do follow ups--set up automated text messages, emails, letters, or postcards to be sent to your best prospects.- Podio has really good integration with other services--like RightSignature for eSignature, Google Docs/Drive, Dropbox, Twilio for SMS, Lob for physical mail--either for marketing or other workflows like invoicing, and a ton of other services.
