I have title and appraisal experience, so comps, etc don’t worry me  The one thing that is giving me heartburn is estimating rehab costs… good deals move quickly.

@Stephen Kehoe - my worry is that after I house hack for a year by living in the basement and renting the upper floors, an inspector will need to review the property to obtain a rental license as I will no longer be living there and is considered a rental SF.

If you are buying a high cost property with litle to no cash flow, you likely don't have to worry about paying tax on rental income since your depreication will wipe out any cash flow from being taxed.

@Joshua Morency I started out by househacking a 3 bedroom rental allowing me to basically live rent free for a few years while I saved up enough money to buy a condo.
