No deposit back for subletting, gun shot, yard repair, smoking in the unit?

I never had to sign any contract release for the earnest money deposit or even to cancel the contract.

They will get the deposit and you will never see them again . 

Hello, everyone, My new construction house will close on 9/24, but the builder refused to fix the defective works behind the drywall, deposit $25000, Arbitration clause on the contract, what should i do?

Not to sure how that works, do I just invest in part of the 100 unit complex and get some returns with my small deposit?

My question is this, since the tenant only had a $300 damage deposit how aggressively should we pursue this tenant to recoup some of the cost of repairing the damage?

At the end, and time of closing with “tenant/buyer” how do I reflect the “tenant/buyers” $10,000 “deposit” or “non-refundable consideration fee” if the “tenant/buyer” believes that the $10,000 is going towards the $120,000 purchase price of their new home?

-The security deposit listed as "already held with landlord", it currently isn't, it's with the property management company I hired, which I would assume would be sent back to her after lease expiry.
