Eight months a year, you'll have visitors wanting to swim at Lake Coeur D'Alene and they'll pay good money to use your place as a hub.

The building was in a low C neighborhood, built around 1930 with average rents of $450/unit (did the best background checks possible, but would still get some very low quality tenants and their friend/family/bed bug visitors), along with some deferred maintenance.

Space is at a premium around here, and I don't imagine you'd have too much issue finding suitable visitors interested in whatever space/timeframe you were offering.

If a provider can't or won't provide the basis for their stats, can't or won't schedule a visit or 'just can't accommodate you', if they don't take the time to answer questions fully - RUN.  

Costs to get into the market are going to be higher, but so will your volume of visitors and rental prices.If you're interested in something more inland, La Fortuna is a central location for a lot of tourist activities in the area, might be some opportunities there.  

There are times when I've gotten an inquiry on a just less than 32 night reservation request and I've pointed out to the visitor that, here in Cambridge & Boston, there are 17% local & state taxes on any reservation less than 32 nights.

And if not, then the tenant can allow anyone they wish to visit or live there.We require the tenant to obtain approval for any guest who stays more than 5 nights a month.  

They do it and I never have to visit or interact with the tenants.  

The house is the home of your tenant, and your tenant has rights, like having visitors coming to stay on occasion, and there is not a single thing you can and do about it.
