Penny wise and pound-foolish IMHO.

It seems there is a gap in this area as I cannot find this in particular.I asked Bigger Pockets fi there was any recent Podcasts or articles comparing the best Syndication platforms out there for someone who only wants to be a financier but no pounding the pavment on MF Syndication directly.

Is there a good way to do this so that they cannot try to stay even if they are unwanted ?

October: Mid October I paid for her 1st moth rent to just get her out as she was about to receive $0 from me but not be out of the house.November: She leaves the unit but leaves all her trash and unwanted furniture.

So long story short, I'm hoping my "pound of prevention" gives me decent numbers going forward.

That seems great to me as it weeds out the people who really want the place but it also seems to me, how do I say this....scummy and would create a bad rep for your properties not to mention unwanted inquires with fair housing laws.

And while they may be okay with that currently (which of course has been fully explained to them and they have acknowledged it in writing), down the road it could create unwanted noise and challenges.

You can not always increase prices to the consumer to compensate so it starts eroding profit margin with the same sales.This is why regardless of the marketplace the cheese and pepperoni etc. will not cost you above a certain price per pound with the big guys.

Just don't pound a pine cut stud in the hole and forget the white paint and say good enoughMost wall units are closer to flush on the inside and stick out most of their depth. 

Though I had a hard time convincing myself when I was pounding additional floor joists in place with a sledgehammer while laying on my back in the crawlspace.I have an investment in a mini-storage in Mobile AL that has retuned, maybe $1000 on an investment of $30K.
