What systems do you have in place to manage out of state?

Contractors are frequently working multiple jobs - and if they know you are out of town investors - how much priority is your job to them, versus meeting with other customers for their next job or finishing people who have their eyes on them.  

Then I will probably sign a lease with the new tenants through DocuSign or thru the Avail lease signing system

You can also use a bank statement loan or SE program to use gross deposits versus taxes that have deductions.

So, my advice is to find out what kind of fee you are talking about and why YOU are paying it versus the BUYER.

I don't know him or his system at all but I've seen enough of these to know that there's a 99.9% chance he's selling you a line of crap.
