In my search for wholesale properties, I stumbled across a neighborhood with everything in site being purchased by an apartment developer (38M snapped up so far). 

I actually stumbled into house hacking with my current primary residence because I have a tenant living in my basement and helping pay down the mortgage.

If you stumble across a good one that touches on a similar plan to what you are trying to accomplish, maybe see if your Dad would be willing to listen to it as well.  

You're going to stumble along the way but the lessons you'll learn will be worth their weight in gold.

Leading up to taking the actual exam I stumbled across PrepAgent on youtube and focused a lot of time on all of their content and ended up passing both tests on the first try.

Folks like to share their successes but rarely want to admit where they've stumbled so it is appreciated that you're willing to be candid about your experiences.I only recently closed on my first investment property and you're absolutely right that it seems people want to present REI as a massive cash cow and the sure path to wealth (and those same people conveniently can't wait to sell you their advice/books/seminars).
