Also check around doors and windows, you may be able to carefully remove the trim inside and add some non-expanding spray foam.

My biggest concern is that in mid 2017 a contractor recommended the unit be sprayed for roaches.

If it is just getting started, pull off as much as you can and spray roots of the plant.
