If it went into foreclosure i am pretty sure the second would be completely wiped out (although I recognize that rational arguments like these don't always work with the banks).I have authorization from the seller to talk to both banks so I am going to get started on that on Monday.I'd appreciate any advice you can offer this newbie on what could be my first subject to deal.

While the property's NOI is identical in B and C, B is a decision that economically rational people would take on, whereas C would not make logical sense (as far as I can tell, but again, no experience).

Another issue I have been dealing with is that I am recently divorced, and the banks will now only count my income but all of the debt on all 4 properties, even though the divorce decree gave her all of the liability for 1 of the properties and half of 2 of the others...I am being told that my debt to income ration is going to always include all four mortgages.This portfolio based approval option sounds like what I have been trying to find, but no one seems to be able to do that.

If your income, credit score, debt vs income ration is sufficient they will not have any issues lending to you.

That's just a rationalization for a bad deal...and rationalization is the most expensive word in the dictionary.Hey, if it was OK to have negative CF because it was a great learning experience, I want to meet the REI that lost the most, and had the greatest negative CF.

The rational is you are using energy that is being created by you car's alternator, so the gas you put in your car cost money, factor in your MPG and then subtract the amount you saved charging your phone in your car....and gas is not really that expensive
