When a flight attendant is giving instructions for emergency just before takeoff, and they start to talk about the oxygen mask, why do they say to put yours on first...then your children? 

Anybody in Charlotte North Carolina know of any wholesale events open to meeting with masks?

Get to the point where you're consistently renovating 10,15,20 houses a year, then peel off a wholesale deal that makes sense for a scrape and new build, small multi family development, or whatever larger scale development makes sense, etc.

As many of the prior replies mentioned, it is simply more costly to operate a wood frame from a cash flow standpoint, so make sure you have a discount built in when purchasing it.I’ve personally renovated a massive wooden quadplex in Tampa and it is like peeling an onion.

If you have water drips I have mostly seen peeling around the tub drain.

A VA loan can be great for a owner occupier. just be sure the house can meet minimum VA property standards ( no peeling paint anywhere, no broken windows, fully functional HVAC, water, electric, etc.).

This means working smoke detectors, covers on outlets and light switches, no broken windows, railings, etc. if steps/porches exceed a certain height, no peeling paint, etc..
