Also, in a mainstream asset class like value-added multifamily, I see no reason to take a risk on a sponsor that doesn't have full real estate cycle experience or that lost anything more than a small amount of money (and prefer no money lost).

If you can't get a bank to lend you money on a property, that might be a sign. 

I would NOT remove any money from index funds as I expect those to be a great earner into the future and very steady hedge against other avenues.

This was a no money down deal was a tri-plex, duplex, SFR and studio all on a few city lots.

I haven’t personally homesteaded yet due to how disgusting the place was and all the work/money that’s needed to be put into it to get it livable. 

No worrying about renovations or repairs, so you can start making money quickly.

It will cost you money in the short term to sub-meter the gas, but over the long term it will be worth it in my opinion.

Go to the permit department and ask before you start putting money into it.

There are plenty of short term rehab loans available that will help with the initial purchase, give you rehab money, and don't have any type of prepayment penalties.
